UWF and Community Maritime Park talk football on Friday

The Community Maritime Park Associates board will meet in executive committee on Aug. 8 to consider a lease agreement that will allow the University West Florida to play home football there.

The lease would bring some much-needed revenue into the CMPA's coffers. The Pensacola Blue Wahoos and Northwest Florida Baseball have been paying lease fees to the CMPA. The Studer Group office building at the park is under construction. Beck Properties is developing the southeast corner parcel into office space and condos, with room for retail on the first floor.

But a plan to lease Site 8 to the YMCA fell through last year where the CMPA board rejected the Y's offer for that parcel. The Y offered to pay $120,000 in lease fees annually, but now plans to locate at Intendencia and Jefferson streets in the former parking lot for the Pensacola News Journal. That property was donated to the Y by Quint and Rishy Studer, who bought the News Journal property last year with plans to redevelop it.

As a nonprofit, the Y will pay no property taxes at that location.

CBRE, a real estate consulting group hired by the city in the wake of the Y deal falling apart recommends a four-star hotel with conference space for that site.

But CBRE has yet to produce a lead on a tenant for Site 8, thought to be among the most desirable in the park.

The UWF lease would begin on Aug. 15, 2016 and extend for two years. UWF may renew for one year with written notice to the CMPA board.

The football games should not conflict with Pensacola Blue Wahoos games, as generally, the football season is after baseball season. After the inaugural 2016 season, UWF homes games will take precedence over other events at the Maritime Park for scheduling purposes.

Generally, their games will be on Saturdays, though some Thursday games are possible.

Now for the money, according to the contract:

-- UWF will pay the city a use fee of $5,000 per game in three monthly installments on the first of September, October and November.

-- UWF will pay the Community Maritime Park Associates surcharge of $1 per ticket, excluding all tickets given to UWF students for free and comp tickets given away by the university. That surcharge shall be paid to the CMPA within 30 days of the end of the football season.

-- UWF will supply monthly attendance figures and ticket sales reports to CMPA.

-- UWF will contract with Northwest Florida Professional Baseball for concessions services. The university must ensure that Northwest Florida Baseball pays the CMPS 20 percent of the gross food and beverage sales.

-- Parking revenue is UWF’s to keep.

-- UWF also will retain revenue from advertising, signage, media rights, merchandising and concessions, excluding the CMPA’s 20 percent share.

-- The CMPA will pay for goal posts, field goal catch nets and end zone play clocks. All other equipment must be paid for by UWF.

The meeting is scheduled for 9 a.m. in the first floor conference room at City Hall.
